The location of the hotel is great as it is close to a local supermarket and near the port. It is also conveniently situated down the hill, making it easily accessible to explore the surrounding areas. the rooms are clean and comfortable, providing a pleasant stay. the hotel offers excellent service, ensuring that guests are well taken care of.
There may be limited parking options available with cars.

Marvellous view at the old city of Dubrovnik. Also near small beach. Modern. Transfer to accommodation is possible.
Luxury equipment but a part of it cannot be used well. Half of cookingpart and washingmachine are not connected. One of massage-showers makes the ceiling wet instead of your body. Owners opinion is that we pay for the location and nowhere is written that all this luxury equipment is inside the apartment or is working.

Amazing food options, stunning decor in the living area, and a charming atmosphere that transports you to the real east. Also, plenty of fun island excursions and a fantastic wine tour.

Nice apartment, modern, clean, easy
It was difficult to find the place. Villa Rosa would benefit from having a nice and clear banner with the hotel name! We got lost and only found the place after calling them

This appartment is really full equiped with the last modern facilities, very clean, with a parking place. We were present with 2 children.Located in Gruz, it is very easy to connect with bus or taxi to Old Dubrovnik center. Very nice owner. Certainly to be recommanded!

The living room at Villa Rosa was like a cozy haven, with couches, sofas, and a TV area. It was the perfect place to relax with my family, almost like being wrapped in a warm hug.

This was a very nice recently remodeled apartment. 2 bedroom and 2 bath with a washing machine and very hip interior decor. This unit had a massive balcony (nearly the same size as the apartment) and satellite tv. It was a 5 min walk down to the bus stop to the old city. Very easy and comfortable.
This unit had no sea view despite the massive balcony. It looks like only the top unit would have a water view, so double check when booking. Like all apartments we tried in Croatia, the kitchens have nothing of the basics like salt and pepper (although we left a lot behind, so maybe there will be some left!).

Spacious rooms with large kitchen and two bathrooms. Bins emptied and towels changed midway. Lovely terrace. Good location but requires taxi/Uber for most areas.

Location and well appointed for our group of four. Would stay there again in we are ever in the area.
The place was great, its just that Booked.net need to get the correct address details on the form that was printed out and sent to us. Even our taxi driver could not find the place, and we were very grateful to the owners of the property who came to pick us up from where the taxi driver left us after some phone calls.

Nicer kitchen than home! Plenty of parking but wouldnt bother with a car next time. Plenty of busses nearby. Appartment was very well layed out with 2 bedrooms, 2 bathrooms and 2 aircon units which left us pale skin people very comfortable!
101 steps up from the waterfront where all the busses, restaurants etc are. Younger kid (& mum) struggeled a bit. You could drive but streets are narrow etc.

We had an amazing stay at this lovely place. the location was perfect, offering a stunning sea view from our big and comfortable room. the staff was incredibly friendly and helpful, making our vacation absolutely perfect. We were impressed by the cleanliness and size of the apartment, and the balcony provided a great view. It was also conveniently located near the ferry boats, making it easy to explore the islands. we had a wonderful experience and will definitely be coming back. Cons: All was good 😊.

The room was extremely large (perfect for our family of five), immaculately decorated, and sparkling clean. The dual zone air conditioner worked really well and we were very comfortable. Our particular room had a large balcony on which the children played (and my laundry dried quickly on the drying lines in the sun). The overall location was very close to a bus stop at which three different buses take you directly to the historic area.
We nearly ended up divorced trying to find the Villa Rosa. My biggest caution is -- if you are coming by car, do not let your GPS lead you down to the apartment by the upper highway, the highway "above" Dubrovnik. You must come into town on the road nearest the ocean/port. If you don't, you may end up like us -- navigating in reverse for 2km at 11PM on a windy 2 meters wide (in many points) unfamiliar alley with no turnarounds. If we hadn't, by complete chance, encountered a very nice couple who unlocked their gate/driveway for us so we could turn around, and then pointed us in the right direction, we would have given up on the Villa Rosa and found another hotel on a more major road. And when you arrive at Villa Rosa, there are no numbers on the building (from the street side anyway), no markings on the post boxes, no "Villa Rosa" sign, and you must have a cell phone to call the owners so you can know a) you are in the right place and b) you can find out where you are supposed to park.

Beautiful apartment, spacious living room, new kitchen, vast balcony, everything was brand new.
The apartment was a bit tricky to find because there is no sign outside. You need to make a phone call to the renter so that he can open the door for you. The apartment is not really within a walking distance from the old town but the local bus runs often nearby. There are not many restaurant near the apartment, except hotel Petka which offers good meals.
